Energy performance across a commercial building portfolio

Metering, building management and weather data were unified for 27 buildings, and calibrated building models now rank retrofit options by verified saving rather than by estimate.

The challenge

Energy data came from utility bills, BMS exports and sub-meters in inconsistent formats. Retrofit proposals from vendors could not be compared because each used its own baseline.

What we did

We built a portfolio data foundation with a common asset register, normalised meter intervals and weather alignment, including identification of meters that had been swapped or renamed.

For each building a simplified thermal model was calibrated against measured consumption, then used to simulate chiller, lighting and control retrofits under the same weather years.

A portfolio application presents verified baselines, modelled savings with uncertainty, and the measured outcome once a retrofit is complete.

The outcome

The first retrofit round was selected from the ranked list; measured savings landed within the modelled range for five of six buildings.
